- Abstract (EN)
- Compared to other assets, buildings have a significantly longer operational phase. In the literature, total useful lives of up to 80 years are cited as examples for residential real estate. Nevertheless, buildings are often demolished before reaching this operational phase. The question of 'why' has not yet been scientifically investigated; existing research focuses on the durability of individual components and building materials from a technical point of view. There are no holistic studies with a building-related approach, which takes into account construction, user requirements, social and economic influences. The doctoral thesis aims to provide a comprehensive and differentiated overview of the factors leading to premature building demolition, with the overall objective of in-creasing knowledge on how to extend the operational phase of buildings. It focuses in particular on the perspectives of building owners and other market participants such as users in order to enable a practical assessment of these influencing factors. The focus is on the question of how real estate can be kept as long as possible in the operational phase and which potentials can be derived from the reasons for building demolition.
